Planning commission approves CEIA/CHI USA rear addition with design conditions

The Hudson Planning Commission on Jan. 13 approved a major site-plan request from CEIA/CHI USA for a roughly 179,888-square-foot rear addition to its facility at 6336 Hudson Crossing Parkway.
Staff told the commission the 32.2-acre site has been phased previously and that the application combines earlier phases, and recommended approval subject to seven conditions including revising the north and west elevations to add a window every third bay, adding evergreen screening along the rear façade and providing documentation verifying lighting standards. “The recommendation was to approve the design with the condition that the north and west elevations…be revised to include a window every third bay,” staff stated during the report.
Jeff Sorto, the project architect, told the commission the intent is to continue the existing appearance and materials of the building as it expands. “The intent of the building really was to just continue the existing appearance,” Sorto said during his presentation.
Commissioners questioned stormwater, wetland setback and utility details. Staff confirmed a 100-foot wetland setback applies and said limits of disturbance can be adjusted to remain beyond that line. Commissioner Nystrom proposed adding a technical eighth condition requiring rim elevations and numbering for storm and sanitary manholes on plan sheet C4.1; the motion to approve the site plan per plans received 12/18/2024, subject to staff conditions 1–7 and that added eighth condition, passed by roll call 6–0.
What happens next: the approval is conditioned on the listed plan revisions and technical clarifications; staff and the applicant will update the plans to show the added fenestration, landscaping and the rim-elevation details before final plan acceptance.
