MANASSAS PARK, Va. — City staff told the Planning Commission April 9 they will seek governing‑body direction to draft a zoning text amendment aimed at limiting lot coverage and requiring grading plans for single‑family properties.
Calvin O'Dell, director of community development, said the city’s zoning code currently lacks lot‑coverage restrictions for single‑family residential properties, which could allow extensive paving or covering of rear and side yards and increase stormwater runoff risks. He said staff will bring a resolution to the governing body asking permission to prepare draft language and examples from other jurisdictions; if approved, those drafts will return to the Planning Commission for review.
"Our zoning code is really absent of any lot coverage restrictions regarding single family residential properties," O'Dell said. "We will be bringing a resolution before the governing body to support a staff initiated zoning text amendment...and we will bring some draft language examples from other jurisdictions."
What’s next: Staff expects to seek a governing‑body resolution; if the governing body directs staff to proceed, the Planning Commission will participate in drafting and reviewing proposed code revisions.
