Planning commission recommends rezoning of 0.238 acres in District 3 to Commerce Center

The Powhatan County Planning Commission on a unanimous vote recommended approval of rezoning case 25-11-REZ-C, a corrective rezoning to reclassify about 0.238 acres from A10 (agriculture) to Commerce Center.

Planner Sean Clenneting told the commission the request is a corrective action after a parking lot was constructed that crossed an agricultural parcel boundary on Tax Map 27-10. "This is an application requesting to rezone approximately 0.238 acres from A10 to CC," Clenneting said during his presentation, noting the rezoned portion would be combined with adjacent commercial parcel 27-12A after approval. The county's future land use map still shows the area as rural, but staff said the rezoning is to correct the parcel configuration rather than to change broader land-use policy.

Applicant Woody Cofer spoke for the owner and said the parcel combination and rezoning would "get it straight," asking the commission to accept the staff recommendation.

The commission opened a public hearing for the item; no members of the public spoke. A commissioner moved to recommend approval "based on public necessity, convenience, general welfare, and good zoning practice," the motion was seconded, and the roll-call vote recorded a 5-0 recommendation to the Board of Supervisors.

Next steps: the planning commission forwarded the recommendation to the Board of Supervisors for final action at a future meeting.
