Board repeals stalled Branson Ridge plan development, approves rezone to clear way for commercial and housing at 648 Sunrise Drive

The Board of Aldermen voted 5-0 Sept. 23 to repeal Ordinance PD07005 (Branson Ridge Winery and Marketplace plan development) and to approve a concurrent rezoning for the parcel at 648 Sunrise Drive.
Amanda Ross, planning staff, said the original PD was approved in 2007 but never developed; the current owner seeks to clear the outdated PD so the property can be rezoned for commercial and residential uses. Todd Chandler, representing the developer, confirmed an existing poured foundation remains from the earlier project and said the repeal will allow immediate site work to proceed.
Alex (identified as chief operating officer of Getting Floored) described plans for a 26,000-square-foot flooring store to occupy the existing foundation and said the redevelopment should reduce vandalism and illegal activity previously reported on the site. Staff recommended approval with a condition that a minor subdivision correlating to the proposed zoning be submitted.
Because the developer sought to begin site work before winter, the board granted a double reading and approved the repeal and the rezoning on final readings by roll call (each motion recorded 5-0).
The approvals clear regulatory barriers to the planned commercial construction and to future, phased residential and neighborhood-commercial development on the parcel.
