County staff presented maps, a summary of ZOTAC recommendations and a GIS-derived acreage breakdown, noting roughly "112,766 zoned acres of land in King George County," and comparing existing minimum lot sizes with proposed changes. "This is the information that we have," staff said, asking the boards for direction on how to proceed.
Residents and commissioners disagreed on the problem and the remedy. Gary Butler, a resident, urged the bodies not to change zoning, calling the proposal a "manufactured crisis" and disputing the data behind it: "It was based off of bad data to begin with," he said, criticizing a cited $8,000-per-student figure and saying the local share is closer to $5,300. Butler warned that raising minimum lot sizes would make housing less affordable in a market where "the average house in King George County was $577,000."
