Planning Commission forwards Northern Neck Leasing rezoning to Board with favorable recommendation

The King George County Planning Commission voted to forward a favorable recommendation to the Board of Supervisors on Northern Neck Leasing Company’s rezoning application to reclassify about seven acres from C‑2 to industrial with proffers.

Staff said the property — at the intersection of a State Road and James Madison Parkway — is already used as a legally nonconforming transportation and freight service location; the applicant’s representative, Daniel Edwards, said the use would not change and stressed continuity with the comprehensive plan’s Route 3/301 settlement-area goals for industrial development in established industrial locations. Edwards said the tenant (Equipment Corporation of America) previously brought meaningful revenue to the county and that no significant comments were returned from reviewing agencies.

During the public comment period David Bush, a representative of an adjacent church owning property next door, said he had discussed concerns with the applicant and was satisfied with the answers; he asked the commission to be mindful of potential long‑term proffer implications. Following that discussion, a motion to forward Resolution PC‑14‑25 with a favorable recommendation was made, seconded and carried on roll call.

What’s next: The Board of Supervisors will consider the commission’s favorable recommendation at a public hearing and may ask staff or the applicant for additional proffer clarifications prior to its vote.
