The O'Fallon Planning and Zoning Commission on May 1 approved a site plan for a new 5,400 square‑foot medical office to be occupied by New Freedom Family Medicine LLC.
Cliff Heitman of Bax Engineering presented the proposal on behalf of the owner. The plan calls for two‑tenant configuration with approximately 3,000 square feet for Dr. Jennifer Allen's practice and 2,400 square feet for a future tenant. Heitman said cross‑access easements with the adjacent dental parcel already exist and that the lot layout provides parking on both the south and east fronts of the building. The design includes a small detention/water‑quality area to the north and replanting of disturbed trees along the western residential property line to restore a tree buffer.
Dr. Jennifer Allen identified herself and confirmed she currently operates multiple offices, including local locations, and needs more space for her practice. Heitman and the project architect noted the building finishes are complementary to the nearby Twin Oaks Family Dental building.
Commissioner Howard moved to approve the site plan based on staff conditions; Commissioner Charlie Nager seconded and the motion carried. Staff noted addressing details such as final addressing (the formal street address was not yet finalized) and other standard technical conditions before permit issuance.
