Commission recommends approval of Montrachet West Lot A site plan for medical spa

The O'Fallon Planning and Zoning Commission on June 5 recommended approval of a final site plan for Lot A in the Montrachet West Commercial subdivision for a medical/med spa tenant.
Mike Meiners of St. Charles Engineering & Surveying presented site and grading details and said Pulley Properties purchased the 2.6-acre tract. Architect Christiana Johanemeyer described the ModernMed building as roughly a 5,000-square-foot office-style building divided into two tenant spaces, with a wood-look panel and EIFS exterior and glass frontage. Owner Warren Pulley said he may operate a separate uniform retail brand (Lumen) in one tenant space or rent it; the priority is securing ModernMed.
Staff recommended approval conditioned on extending the trail to the western property line and securing approvals from the fire district, MDNR, sanitary district and water district; commissioners discussed sidewalk/trail connections and mechanical screening. A motion to recommend approval based on staff conditions passed by electronic vote.
