Vernon Hills board approves gym conversions, parking expansion, three Hawthorne events and cell‑tower consulting contract

The Village of Vernon Hills on May 20 approved a series of business permits, community event resolutions and a consulting contract in votes that carried unanimously.
The board granted ordinance 2025‑074 to Ryze Athletic Club, clearing a certificate of building and use conversion for the long‑vacant Carson Furniture building at 480 Ring Drive. Director Jennings said the standalone 48,000‑square‑foot site met updated code standards and staff recommended approval. A Ryze representative said the company intends a fall opening after build‑out.
The board also approved ordinance 2025‑075 to permit minor site plan modifications that will allow a parking‑lot expansion for Spirit (Spear) Training Center at 100 Corporate Woods Parkway. Jeff McCoy, cofounder and co‑owner, said the additional spaces are necessary given high patron volume and to support SBA permitting for the business.
Three related event resolutions were adopted to activate Hawthorne Row: resolution 2025‑020 to permit Hawthorne Pride (planned for June 21), resolution 2025‑021 for a summer market series (July 19, Aug. 16 and a September date) and resolution 2025‑022 for a Back‑to‑School Bash (Aug. 2) that will include a school‑supply drive and fundraising for the Hope Always Foundation. An event representative described vendor tables, food trucks, family‑friendly entertainment and partnerships with the school district.
Finally, the board approved resolution 2025‑023 authorizing the village manager to execute a contract for cell‑tower consulting services with Cell at Auction LLC. Director Jennings said the village owns four towers and staff wants an agent to help market available mounting locations; consultant Bud Blinick told the board the firm is paid only if it negotiates a lease and estimated potential additional revenue in the neighborhood of $150,000 per year if empty slots are leased.
All votes were decided by roll call. The approvals were recorded as unanimous (Aye votes) by present trustees and President Cook.
The board did not take final action on separate policy matters addressed later in committee of the whole.
