Board approves two storefront appearance ordinances for Townline and Lakeview Parkway businesses

The Vernon Hills Village Board approved two ordinances on April 15 that clear architectural‑appearance modifications for two commercial tenants.

Ordinance 2025‑050 permits exterior modifications for Shabu Yo at 455 Townline Road, primarily to relocate the entrance from the corner to a side entrance and to reconfigure the outdoor dining area shown in illustrative renderings. Staff advised that some signage shown in renderings is illustrative and may require a variation; concrete, paving and landscaping work will require engineering review and permits. The applicant’s representatives (including Hugo Suzuki and architect Taki Moto) said signage shown was conceptual and that final signage would come back for code review or a variation as needed. Trustees approved the ordinance subject to staff conditions.

Ordinance 2025‑051 retroactively approves appearance changes at 545 Lakeview Parkway (former Jason’s Deli), where a new tenant is refreshing the façade. Applicant representatives provided a landscape plan and a parking‑lot maintenance quotation; staff recommended approval with conditions related to landscape refresh and engineering review. The applicant said this is the tenant’s second local location and expects to open later in spring if permits proceed smoothly. Trustees approved ordinance 2025‑051 by roll call.

Both approvals were limited to architectural appearance so that building permits related to interior work and any signage variations would follow the village’s standard permitting and variation processes.
