The Vernon Hills Village Board on Feb. 18 authorized the village manager to execute a lease with Verizon Wireless for an additional tenant slot on the existing tower at 490 Greenleaf Drive under Resolution 2025-006.
Director Jennings summarized the proposed basic lease terms: a starting rent of $3,000 per month with a 3% annual escalation, and a 25‑year lease structured in five‑year periods with automatic extensions. Jennings said Verizon had prepared preliminary construction drawings and requested approval of the basic terms so the company could complete final drawings and proceed through attorney review with some flexibility for minor modifications.
Board members asked practical questions about long‑term tower responsibilities and existing tenants. One attendee asked, “Who’s gonna pay for that?” referring to potential future removal of towers; Jennings said he would review original agreements to determine whether tenants or the village would bear removal costs. Jennings also provided a site count: the village has four towers (police department, village hall, public works, and Metro site) and described current tenant distributions (for example, T‑Mobile occupies the Public Works tower).
After the discussion the board voted on the resolution; roll-call votes recorded unanimous support and the measure passed. The resolution authorizes the manager to finalize the lease consistent with the terms described, subject to legal review and any necessary minor adjustments.
