The Sweetwater County Planning and Zoning Board approved a setback variance for a single‑wide manufactured home at 105 Ranchview Drive in Clearview Acres (Third Filing Block 9, Lot 4), allowing a 3‑foot encroachment into the front setback and a 5‑foot encroachment into the rear setback.
Planning staff explained the request resulted from a missed step in the permitting process and said encroachments into front and rear setbacks are common in the neighborhood, citing a 2014 example on Locust Drive. Staff recommended approval and proposed a condition that the variance apply only to the manufactured home that was permitted for the lot. “Encroachments into the front and especially the rear setbacks are common in this area,” staff said.
The applicant told the board he was making improvements to a lot that previously had a very old mobile home and had generated complaints; he said he is trying to clean up the property and improve street appearance. Board members asked whether utilities had been located through 811 and whether power and water hookups were in place; staff and the applicant confirmed that utilities had been marked and connections were in place or private as applicable.
With no public opposition, a board member moved to approve the variance; following a second, the board approved the variance by voice vote. The approval included staff’s recommended limitation that the variance apply only to the manufactured home permitted to be placed on the property.
