Board approves rezoning to rural residential for C4 Cattle Company parcel; adjacent owner raises drainage concern

The Sweetwater County Planning and Zoning Board voted to approve a zone map amendment that rezones roughly 61.98 acres owned by C4 Cattle Company LLC from R2SF (single-family residential) to rural residential.
Staff explained the change would allow the applicants, John and Cara, to place a home, outbuildings and corrals to support family agricultural activities such as 4‑H and FFA. “The proposed zoning is suitable for the existing topography,” staff told the board and recommended approval, noting multiple nearby parcels are already zoned for rural residential use.
An adjacent property owner, Charlotte Pruden Ross, contacted staff to ask that an existing drainage ditch along the south side of the C4 parcel be preserved. Staff said it would research whether a drainage easement exists before finalizing conditions and the applicant, John Iimone, said he had no objection to respecting other people’s property rights and that easement legality would need to be determined.
Following the presentation and applicant remarks, the board approved the amendment by voice vote. Staff said any provisions for public facilities (water and sewer) will be addressed at the time of construction permitting.
