The Grandview Heights Board of Zoning Appeals approved aesthetic review for a new garage at McLean Road on Sept. 11, 2025, allowing construction that uses two shipping containers plus wood framing, after hearing a staff report and noting written public support.
Planning staff reported that the proposal meets lot coverage and setback requirements, that the first-floor plan uses two 8-by-20 shipping containers with about 120 square feet of wood-frame construction, and that the highest roofed portion measures about 9.5 feet. Staff said similar one-story concrete-block garages line the alley and offered a neutral recommendation on the project’s visual impact.
Applicants Dan and Kelly Malekosik explained that the project had evolved through multiple iterations; they removed a partial second floor and lowered the overall height to reduce visual intrusion and to preserve a backyard tree. The clerk reported three written public comments received through the city website, all generally in favor of the design.
Board members said the fourth iteration appeared to address prior concerns, praised the tree-protection measures and the reduced height, and discussed storage alternatives. A motion to approve the aesthetic review under Grandview Heights planning and zoning code §11.55.07 was made, seconded and approved.
The board’s approval is an aesthetic review decision and does not replace standard building-permit requirements. Planning staff will confirm that final permit submissions match the approved materials and configurations before building permits are issued.
