Commission recommends rezoning of 517 West South Street to Commercial General

The Planning Commission voted Sept. 9 to accept staff findings and recommend that City Council approve a map amendment to remove 517 West South Street from the Corridor Redevelopment Area planning district and zone it Commercial General (CG) to enable consolidation with an adjacent vacant lot.
Planning staff said the proposal would consolidate the northern property with the vacant lot to the south and that the change is needed because one parcel is currently in the Corridor Redevelopment Area (T5) and the other is zoned Commercial General. “The proposal is to consolidate these 2 lots,” staff said, explaining that rezonings are required when consolidating parcels with different zoning.
Applicant agent Katie Purdy told commissioners the rezoning was requested to create a single zoning for ease of design and consistent setback lines; staff noted that while CG does not match the comprehensive plan’s future land use on the site, CG and T5 allow similar commercial uses and staff recommended approval. The commission accepted the findings and recommended approval to the council by a 3–0 vote.
Staff will forward the recommendation and findings to the City Council for its final decision.
