The Mentor City Planning Commission voted Sept. 25 to approve a preliminary site plan for a 158,000 square‑foot distribution building proposed at 9500 Hamilton Drive.
Applicant Richard Summers told the commission the project would sit on about 11 acres and feature multiple tenant entrances; he said the developer is installing a pressure‑reducing valve (PRV) at Hamilton and Hiseley to improve historically low water pressure for sprinkler systems. "We are putting in a new PRV valve at Hamilton and Hiseley to boost the pressure," Summers said, adding the work is being done at the applicant's expense and will benefit the area.
City staff presented five conditions in the staff report and the commission added a sixth condition after commissioners requested review by the fire department. Commissioner discussion focused on circulation for fire apparatus and ensuring adequate water pressure and access for emergency services. The applicant said they have worked with ACWA on water pressure issues and would address any additional comments from the fire department.
A motion to approve the preliminary site plan with six conditions carried on a roll‑call vote of commissioners present.
Next steps for the applicant include addressing the staff conditions, finalizing engineering details and satisfying the fire department's review prior to formal approval of subsequent permit phases.
