Associated Appraisal presented an interim market update to the Waunakee Village Board, describing how the company arrived at assessed values for the village and how residents can seek review.
Justin Wiersma of Associated Appraisal said the firm used two years of sales data—2023 and 2024—for Waunakee’s intermarket update and that the company had reviewed about 553 sales in the village for the two-year period. "This process resulted in a 23% overall increase in your guys' assessed values," Wiersma said, referencing the firm’s prior intermarket update.
Wiersma explained the Department of Revenue–regulated meaning of "improvements" on assessment notices: it denotes physical buildings on a parcel (house, detached garage, shed, pool), not whether an owner made upgrades. He also described resident options when open-book appointment slots fill: a callback list, added appointment schedules, email correspondence and photo submissions, or on-site appointments when warranted.
Trustees asked how many homes the firm inspects in person in an intermarket update. Wiersma said the contract model is to visit only properties that have building permits or where a review is requested; sales and MLS data inform values for other properties. He encouraged residents to email photos where a walkthrough is not feasible.
No formal action was taken; the presentation closed with an offer to field additional questions via the contact cards at the back of the meeting room and by email.
