Simpson told the board the applicant would accept a six‑month period to implement the 40‑foot curb cut and to work with engineering staff on markings and acceptable construction details.
City engineering staff said the office prefers to control curb‑cut widths to a maximum of 40 feet and that curb‑cut markings and any required construction should be coordinated with the city engineer. A motion to approve Item 3 with the 40‑foot reduction and a six‑month compliance period carried unanimously.
Board members thanked the applicant for improvements made to the site and noted the city has observed positive change since earlier work. The board recorded the conditional approval and asked staff to follow up on markings and compliance.
