The San Francisco Historic Preservation Commission unanimously adopted a resolution on Dec. 5 finding that the proposed conversion and restoration of 149 Ninth Street would enhance the feasibility of preserving the building under Planning Code section 703.9.
Planning staff described the project as a change of use from mixed use to non‑retail professional services, involving about 25,000 square feet after a roof‑deck/penthouse and interior alterations. The sponsor presented plans to restore ground‑floor fenestration, repair brick and steel sash windows, and implement a historic building maintenance plan.
Commissioners asked for clarification about roof‑deck drawings that were not in the packet and discussed visibility of a small elevator/penthouse. Staff and sponsor said the roof feature would be minimal and not visible from the street. After discussion, a motion to forward findings to the Zoning Administrator was moved and seconded and passed 7–0.
What happens next: The recommendation will be included in the zoning administrator’s review and the sponsor will proceed with final design and permit submittals.
