The Historic Preservation Commission approved a Certificate of Appropriateness Wednesday for alterations to 3639–41 20th Street in the Liberty Hill landmark district, adopting staff’s recommendation and three conditions.
Rebecca Salgado, planning staff, summarized the project scope: in‑kind replacement of historic double‑hung window sashes at the Twentieth Street façade, replacement of a nonhistoric garage door and secondary entrance, modifications to side and rear openings, installation of skylights, removal of a nonhistoric rear deck and creation of a new smaller roof deck accessed from the upper unit. Staff said the new roof deck will be located within the historic footprint and “will not be visible from a public right of way.”
Blake Evans, project manager for Martin Kovik Milford Architects, described the rear yard improvements and the intent to provide direct access to usable open space for the lower unit and a small roof deck for the upper unit. Evans detailed that the rear roof cutback was approximately 9 feet 9 inches and that the deck would be screened with planter boxes and partial height walls.
Commissioner motioned to approve the project with staff’s three conditions: (1) provide shop drawings of the proposed new Twentieth Street window sashes for staff review; (2) provide cut sheets for proposed new light fixtures, replacement doors and hardware, and skylights for staff review; and (3) schedule a site visit with staff before removing historic wood siding and submit a sample of proposed replacement siding for approval. The motion passed unanimously, 5–0.
