Commission approves cladding and canopy changes at 101 Post Street, rejects stacked-bond branding approach

The Historic Preservation Commission on Nov. 1 approved a major permit to alter for 101 Post Street, a Capital One facility within the Kearny Market Mason Sutter Conservation District, adopting staff recommendations that the proposed brick veneer use a traditional running‑bond pattern rather than the project's proposed stacked bond.
Jonathan Vimmer (department staff) explained staff's analysis that a running bond better relates to historic masonry techniques in the district and helps make the contemporary treatment more compatible with surrounding buildings. Staff recommended two conditions: submission of final material samples for staff review and approval and, before full installation, the project sponsor should build an on‑site mock‑up of the new cladding for staff review.
Representatives of Interior Architects and Capital One said the stacked bond was part of the company's branding concept and presented mock-ups, tile samples and rationale for a stacked bond and a white veneer. Commissioners expressed concern that a stacked‑bond pattern and conspicuous white color could read as corporate branding on an exterior façade and emphasized that the district guidelines discourage branding outside of display areas.
Commissioner Jahnke moved to follow staff recommendation for running bond and the motion carried unanimously. The approval included the staff conditions and a requirement for a mock‑up to ensure compatibility with district standards prior to full installation.
