Jonathan Vimmer, Planning Department staff, said the item satisfied a condition of approval associated with a 2010 permit to alter the building as part of its conversion to a hotel. Staff recommended changes to profiles—softening and rounding edges, increasing projection of cornice leaves and deepening reveals—and asked that the project sponsor submit a maintenance plan before the property begins operation as a hotel.
Project conservator Jason Wright and team members from Page & Turnbull and the fabricator described small translation issues between digital drawings and the shop mock‑up and said they are already incorporating the requested adjustments. Wright noted fabrication constraints for pulling molds and that shop work is in progress to address the details.
The commission approved the mock‑up as amended and directed staff to require the noted profile adjustments and a maintenance plan that includes reapplying the GFRC protective water sealer no more frequently than every six years. The motion passed unanimously 5 to 0.
