The Historic Preservation Commission on Jan. 6 approved a major permit to alter the primary facade at 69 Maiden Lane, a 1920 contributory building in the Kearney Market/Sutter Conservation District.
Planning staff (Lily Gazzew) described the scope: removal of existing facade treatments on the ground and second floors and replacement with a largely glazed storefront set within a light‑colored stone surround, a painted metal base, and an internally illuminated blade sign. Staff recommended approval with conditions that would have required the metal horizontal element to be flush with the stone surround, preserved joint patterns in the stone, and a 10‑inch minimum painted metal base.
The project sponsor urged flexibility: the design team asked that the horizontal metal header remain set back (as presented), sought optional reduction of visible joints for a sleeker appearance, and proposed a slightly higher placement for the blade sign to achieve balanced proportions. Commissioners debated practical concerns, including ADA/building‑department requirements for a 10‑inch kick at storefronts and a water‑flashing detail raised by Commissioner Pearlman. The Commission removed the condition requiring the header to be flush, allowed the sponsor the option to increase joints, retained the 10‑inch minimum base, and accepted the sign location/size shown in the latest materials presented to the Commission. The permit passed unanimously 7–0.
Staff reiterated that final materials, glazing, color, joint and attachment details will be subject to preservation‑staff review prior to issuance of the site permit.
