Planning staff (Tim Frey) said the project would install a new storefront system with wood sash windows, operable transoms and signage, and that the proposal generally meets the Secretary of the Interior’s standards and Article 10 provisions. The department noted neighborhood comment about the design of exterior light fixtures and suggested staff work with the project sponsor on those details.
Commissioner Pearlman, who raised the neighborhood concerns and said she is familiar with the area, moved to approve the design with two conditions: that the project sponsor work with staff to replace the existing exterior light fixtures and to replace door hardware with more contextual fixtures. Commissioners took a roll call; the motion passed unanimously, 7–0.
What the motion requires: The approval was conditioned on implementation of replacement fixtures and hardware to better match the historic character; staff will work with the sponsor to finalize those details. No separate appeal or additional hearing was recorded at the HPC meeting.
Administrative note: The item was handled on the consent calendar after staff presentation and a short discussion of the Dogpatch Neighborhood Association’s requests.
