Staff recommended initiation of an Article 10 landmark nomination for 2 Henry Adams Street, historically known as the Dunham, Kerrigan & Hayden Building, and the commission voted unanimously to begin the designation process.
Susan Parks (planning staff) summarized the draft designation report prepared by Tim Kelly Consulting, saying the four-story heavy timber-frame, red-brick building (constructed 1915) "meets the established eligibility requirements for its association with significant events and architecture." Tim Kelly, the consultant, underscored the building's role in San Francisco's commerce from the Gold Rush into the mid-20th century.
Sponsor Sean Murphy of Bay West described the owner's stewardship and said the designation would support long-term viability by allowing adaptive reuse, including some office flexibility, while preserving character-defining exterior elements. Consultant Larry Badner described minor proposed modifications to bring the building up to code and to address accessibility and rooftop utility screening.
The department will prepare a draft designation ordinance and present it at a future hearing; the commission also may forward a recommendation to the Board of Supervisors during the local designation process.
Why it matters: Local landmark designation would add protections and a review process for exterior changes while enabling certain preservation incentives. The building's owners expressed support and intend to work with staff on a sign program and other details prior to a subsequent hearing.
