The Gastonia City Council on Oct. 15 approved a text amendment to clarify duplex and two‑unit single‑family attached definitions in the Unified Development Ordinance (section 8.10.17).
Senior Planner Maddie Gates told council the amendment adds explicit language identifying two types of duplex‑form uses — a traditional two‑unit dwelling on one lot and a two‑unit form on separately deeded lots — and clarifies that, under the North Carolina building code and local practice, those two‑unit forms are treated as single‑family for parking and setback standards in R2D2. Gates said the planning commission recommended the amendment unanimously, noting the change is largely clarifying and does not alter numeric standards in the UDO.
Council asked procedural and implementation questions about parking, minimum‑housing standards and how duplex allowances interact with zoning; code and housing staff explained that building code, minimum housing standards and zone designations govern occupancy and unit sizes. Council moved and approved the amendment unanimously.
