The Entertainment Commission on Feb. 16 voted unanimously to forward written comments and recommendations to the Planning Department on a proposed residential/retail project at 1525 Pine Street, the site of the Grubstake restaurant.
Project counsel Alexis Pelosi and acoustical consultant Randy Waldeck described a seven-story development with 15 residential units (including eight two-bedroom units) and a refurbished ground-floor restaurant. Waldeck presented a 96-hour acoustical survey spanning a Thursday through Monday that found Pine Street's ambient noise is relatively high; mitigation measures proposed include high-STC windows and facade elements to meet CalGreen noise-protection guidance (consultant cited STC/SDC targets).
Commissioners asked for a lighting plan to be included in the Planning referral and recommended lease language or tenant disclosure noting the site's noisy entertainment-adjacent context. Commissioner comments emphasized that future buyers/tenants should be made aware of nighttime activity on Broadway and that robust sound isolation measures and lease disclosures help reduce future neighbor complaints.
The motion to forward comments carried unanimously; staff will send the recommended lighting plan requirement and tenant-notification language as part of the commission's written comments to Planning.
