OCII conditionally approves schematic designs for Mission Bay, Candlestick Point affordable housing projects

The Office of Community Investment and Infrastructure conditionally approved March 20 schematic design actions for three major affordable housing projects across Mission Bay and the Candlestick Point/Candlestick Hunters Point redevelopment area.
For Mission Bay South Block 6 West, OCII staff recommended conditional approval subject to additional details on ground‑floor activation, exterior materials, landscaping, lighting, roofscape and graffiti treatment. Gretchen Heckman described the project as a 152‑unit affordable family rental building, with 38 units set aside for households relocating from Sunnydale through the Hope SF program. The project includes 28 parking spaces plus two car‑share spots and secure storage for about 130 bicycles.
The commission also conditionally approved Candlestick Point South Block 11A, a proposed 176‑unit affordable development with 38 units set aside for formerly homeless households and 23 units for disabled households; staff noted 11,342 sq ft of retail and strong SBE participation. Commissioners emphasized the need to refine the green roof, façade elements and retail storefront design.
Candlestick Point North Block 2A — a mixed‑use parcel with 130 units (including seven below‑market units), approximately 17,000 sq ft of neighborhood retail, 4,000 sq ft of community facility space and 113 parking spaces — received conditional schematic approval; staff and design teams will return with mockups and refined materials.
Each schematic approval carried on roll calls of three ayes and one absence. Commissioners and staff highlighted commitments to SBE contracting, community outreach via CACs and continued refinement of design details before final approvals.
