The commission voted to approve a 37‑unit mixed‑use residential project proposed by Jamestown at 915 North Pointe Street, which would demolish an existing garage and construct two linked buildings with ground‑floor commercial space and a combined podium level that provides accessory parking and shared open space.
Department staff summarized design changes made after neighborhood consultation — including side setbacks, terrace setbacks, an angled rear wall to reduce privacy impacts, and enhanced landscaping to minimize noise and sightline concerns. The project provides 28 accessory vehicle parking spaces and 57 Class 1 bicycle spaces and commits to unbundled parking. Jamestown said existing Ghirardelli Square garage capacity will be offered to displaced parkers at the same monthly rate during construction.
Neighbors asked for pre‑construction surveys, vibration and noise monitoring and assurances about foundation ties between the existing garage and adjacent historic houses. Didi Tassoni of 2947 Larkin requested vibration monitoring and monitoring of structural conditions; Jamestown representatives said existing foundations would be used to protect adjacent structures and committed to further engineering coordination.
Commissioners praised the project’s contextual responses and community outreach. The commission approved the CUA and granted the rear yard modification with standard conditions; the zoning administrator indicated intent to grant the rear yard modification with standard conditions.
