A proposal to subdivide a large corner lot at 95 Nordoff Street into four lots and build multiple single-family homes prompted lengthy public comment on April 11, with neighbors urging fewer lots, lower massing, and stronger tree protections. The project sponsor proposed to retain and restore an existing corner house and an adjacent, aged redwood while adding up to three new homes; staff recommended approval with conditions based on code findings but acknowledged the subdivision creates one or more substandard lot widths.
Dozens of neighbors testified that the proposed massing and four-lot configuration would harm neighborhood character, remove significant green space and increase traffic and parking pressure on a narrow local street. Several neighbors urged an alternative approach — three larger lots with deeper yards or three new houses of smaller footprint, and preservation of the rear open-space parcel rather than a fourth buildable lot.
Commissioners said they found creativity in the sponsor’s approach but acknowledged the neighborhood’s concerns and the project’s complexity. The commission voted unanimously to continue the matter to May 23, directing the sponsor to return with alternatives (including a three-lot configuration, options to reduce building bulk, and possible ADU configurations) and to coordinate further outreach with neighbors before the next hearing.
