The Planning Commission on Feb. 14 approved a discretionary review application for additions and an accessory dwelling unit at 277 Judson Avenue, imposing a condition that reduces the depth of the project’s top level by 7 feet and allows a deck in its place.
Planning staff presented revised plans and told commissioners that east‑facing windows were removed in response to a neighbor’s privacy concerns. The DRE requester argued that the proposed rear addition would cast shadows, reduce light and air and could enable the property to function as group or student housing. The project architect said the owner had made concessions — eliminating windows that faced the neighbor and offering skylights for internal light — and that neighborhood outreach produced broader support.
Commissioners debated livability of internal spaces and whether the extension’s depth was excessive. Commissioner Moore moved to approve with a condition requiring a 7‑foot reduction in top‑floor depth (allowing a smaller deck in its place) and applying standard department conditions; the motion passed unanimously 5–0.
Next steps: Staff will finalize conditions of approval with the applicant and complete permit review; the project will be subject to building‑code and DBI review for foundations and geotechnical requirements.
