The Planning Commission unanimously approved a conditional use authorization for CorePower Yoga to convert a vacant 4,000 sq. ft. former restaurant at 2909 Webster Street into a studio with extended hours.
Staff said the site sits in the Union Street neighborhood commercial district and that the project requires CUA as a formula retail use under Planning Code section 303.1. The department reported substantial neighborhood outreach and petitions totaling more than 150 resident signatures and 100 merchant signatures in support.
Applicant Stephanie Rubinstein said CorePower plans modest exterior refresh and limited facade signage to fit the character of the street and would provide two practice rooms, locker rooms and limited retail. Landlord representative Alexander Ewen and longtime leasing agent David Blattis told the commission that they had actively marketed the site to restaurants for years and that the location and layout (including a second‑floor kitchen) had deterred restaurant prospects.
Commissioners said they were sympathetic to efforts to reduce vacancy on an otherwise active corridor and approved the application with standard conditions. The motion passed unanimously 6-0.
