Architects revised the design after a shadow analysis showed the original proposal could increase shading on the Helen Wills Park courts. The revised plan introduced upper‑floor front and rear setbacks (including a 24‑foot/51‑foot stepback at upper floors) to prevent new shadows on the park and to minimize impacts on the public open space. The sponsor also proposed streetscape improvements, a reduced curb cut and new street trees.
Neighbors raised concerns about shadows and daylight impacts on a rear courtyard and adjacent apartments; the applicant agreed to refined privacy measures including frosted glazing on some light wells and to work with staff to explore whether an eighth unit could be added without compromising egress or increasing shadows. The commission required the project to substitute roof hatches for private penthouse stair access, to set back the large roof terrace and to pursue modest refinements to unit layout to reduce an oversized top unit's terrace.
The motion to approve passed 4–1, with Commissioner Moore voting against due to outstanding policy concerns about conversions of non‑conforming ground‑floor envelopes to dense residential use.
