On July 2 the San Francisco Planning Commission approved plans to demolish a two‑story mixed‑use building and construct a new six‑story residential building at 2146 Third Street. Staff presented the mandatory discretionary review for the permit, describing a project that creates seven dwelling units (including four family‑sized, two‑bedroom units), a basement parking level and a roof deck; staff said the project meets planning code requirements and recommended the Commission not take discretionary review.
Stanley Seidovitz of Natoma Architects reviewed the design, saying the building's sawtooth bays and material choices respond to the industrial and domestic architectural context of Dogpatch. Commissioners discussed compatibility, rent‑control status (staff said the top unit was not subject to rent control because it would be a single unit), and the project's contribution of family‑sized units.
Commissioners voted unanimously to proceed with demolition and the proposed new construction; a motion to approve passed 6–0. The project will proceed under the Planning Department's permit and building review processes; the Commission placed the item on the general public comment/discretionary calendar as required.
