Sponsor Deepak Patel said the project will perform seismic upgrades, add new fenestration and screen parking — converting a dated roadside motel into a retrofitted hotel with modern accessibility and life-safety systems. Counsel and the design team said the project will retain existing sign height and illumination levels as agreed with an adjacent neighbor and will maintain a consistent approach to ground-floor materials.
Supporters from the neighborhood and local merchants said the project will clean up an important gateway corridor from the Golden Gate Bridge and stimulate further reinvestment on Lombard Street. Commissioners discussed rooftop access points, signage standards and the need to work with the department on final materials; the department confirmed new signage must comply with current code as part of permits for any replacement signs.
Commissioners approved the project with conditions to work with staff on final design and to minimize intrusive rooftop penthouses, favoring consolidated access hatches or discreet penthouses where necessary.
