The Planning Commission continued a proposed redevelopment at 2419–2435 Lombard Street to the Sept. 19 meeting after hearing concerns from neighboring property owners about building mass, parking reductions and loss of light and air for property‑line windows.
Project and concerns: The sponsor proposes to demolish three interconnected buildings and replace them with a 4‑story, 11‑unit building with nine off‑street parking spaces and roughly 900 square feet of ground‑floor commercial space. The zoning administrator had granted a reduction of two parking spaces citing transit availability and the character of the NC‑3 district. Neighbors argued the building would be marginally taller than adjacent Lombard streetfront buildings, would block light from existing property‑line windows and could interfere with a historic easement pathway in the rear. Commissioners requested clearer facade sections, higher‑quality window details and consideration of enlarging a proposed light well to better serve adjacent in‑house windows.
Outcome: The commission unanimously continued the item to the Sept. 19 meeting and directed the sponsor to supply refined elevations, window/wall sections showing reveals and materials, and to clarify easement and access arrangements with adjacent property owners.
