At 2166 Twelfth Avenue neighbors argued a proposed third-floor vertical addition and two-story rear extension would be out of character on a block of narrow junior-five homes, reduce rear-yard light and privacy, and sit close to a steep rock outcrop. Staff recommended approval but asked that the rear addition be set back 5 feet from the side lot line (rather than 3 feet). The Commission took discretionary review and approved the plans with the staff-recommended 5-foot side setback on the rear addition. The vote was 4— 1 (Commissioner Sugaya opposed).
At 2445—2449 Larkin Street neighbors appealed a building-raise and penthouse expansion because staff had initially overlooked an adjacent light well. After discussion staff recommended and the Commission required a 3-foot matching light well in the sponsor—s design to preserve natural light and air to the neighbor—s windows. The Commission took discretionary review and approved the project with that modification (unanimous).
