Consent and minutes - Item 1 (Case 2011.1369C, 3682 Eighteenth Street): Commission approved the consent item unanimously (7-0). - Adoption of draft minutes for April 4, 2013: approved unanimously (7-0).
Conditional-use and discretionary approvals - Pete's Coffee & Tea (Coal Valley): approved (formula retail / limited restaurant conversion; vote recorded as unanimous among voting members present). - Roots Wellness (Sutter Street): conditional-use reactivation and combination of two tenant spaces approved unanimously. - Pekapika May's Kitchen (Upper Market): conversion from limited restaurant to full restaurant with beer and wine service approved unanimously.
Discretionary review - 3829'0 First Street (three-story rear addition): the commission considered a Doctor request from a neighbor contending the addition would create a significant loss of light and an enclosing wall along Noe Street. The applicant reduced the eastern wall length during review and negotiated a setback with an adjacent neighbor; the commission voted to accept the Doctor and required a west-side setback (about 3.5 feet as agreed with the adjacent neighbor) as part of final plans; the motion to take the Doctor and approve with the agreed setback passed (6-1).
Votes and next steps Most project approvals were unanimous among commissioners present on each item; items that change zoning or district controls (the Outer Mission NCD) will go to the Board of Supervisors for final action.
