Neighbors questioned aspects of the plans, raised concerns about mid‑block open‑space integrity and alleged inconsistencies in the project’s drawings; the project sponsor described multiple outreach meetings and design iterations and said changes were made to address neighbors’ concerns.
Commissioners examined sun and shadow implications and found that the rear yards on that side of the block face south, limiting the risk of major light‑and‑air loss for the neighbors. The residential design team concluded the proposal met the city’s guidelines for rear‑yard and height relationships. After discussion, the commission voted to not take discretionary review and to approve the project as presented, instructing staff to follow the Residential Design Team’s recommendations when finalizing permit conditions.
The project proceeds to building permit review and the sponsor will coordinate remaining technical clarifications with staff.
