Planning Commission approves mapping the Embarcadero as a Scenic Street sign district

The Planning Commission voted March 1 to map the Embarcadero as part of the Scenic Street Special Sign District, making the map change consistent with text amendments it had approved earlier in the meeting. Staff said the mapping action would prohibit new general-advertising signs on the Embarcadero and limit signs there to 200 square feet unless otherwise allowed for special events.
Commission discussion focused on whether the Embarcadero amendment should be considered separately from larger Special Use District (SUD) changes affecting Washington-Broadway and other waterfront areas. Planning staff said the Port supports the Embarcadero mapping change as consistent with the commission’s earlier changes and recommended moving only that portion of the map now while continuing other map amendments to April 5.
The vote was 5–1 in favor of advancing the Embarcadero map change (Commissioner Moore voted no), and the commission continued the rest of the map amendments for further consideration at the April hearing.
What happens next: Staff will update the zoning map to reflect the Embarcadero addition to the Scenic Street Special Sign District and will bring the remaining mapping changes back on April 5 so the commission can consider them alongside the associated code text changes.
