The Planning Commission unanimously approved a small residential addition and a rear-yard variance at 1921 Vallejo Street on Feb. 16, after staff corrected plan dimensions and described the project as a modest fill-in that improves interior function.
Planning staff noted the corrected dimensions reduced the width of the addition by 16 inches versus the originally submitted plans and explained the project meets design guidelines; the portion of the addition exceeding the 10-foot height limit at the side property line required a minor variance.
The Doctor requester (neighbor Hardeep Ray) argued the addition would significantly reduce morning sunlight and raise privacy concerns, and he asked the Commission to reduce height and set the addition back from the property line or forbid any future roof deck. The sponsor and architect said the addition was a practical infill to improve the home's kitchen and that a 10-foot fence and the site's context reduce the perceived impacts.
After deliberation, the Commission declined to take discretionary review and approved the project as proposed, and on the variance added an explicit condition prohibiting a roof deck on the addition to address neighbor concerns about future privacy intrusions.
Commissioners described the expansion as minimal and consistent with similar block features; staff noted larger buildings behind the block already cast substantial shadow relative to this small addition.
The sponsor will proceed with required building permits under the approved variance and the condition banning future roof decks.
