The Planning Commission voted unanimously to approve a proposal to rehabilitate and restore the David Ireland residence at 500 Capp Street as an archive, study center and artist-in-residence program, with a small four-story infill dwelling in the rear yard. Staff recommended approval, finding the project would preserve a unique piece of San Francisco art history while allowing compatible infill and maintaining residential character.
Owner and foundation director Carly Wilmans described buying the house to preserve it as a work of art and to create occasional public open houses and educational visits rather than full-time hours of operation. The project team said the design pulls a new rear infill building away from the historic house and limits impacts on neighboring properties; staff recommended variances related to rear-yard and setback conditions and standard conditions of approval. The commission granted the conditional use and variances; decision is not final until the decision letter is issued and is subject to a 10-day appeal period.
