The San Francisco Planning Commission on Thursday approved a condominium-conversion application for a six-unit building at 2540 Hyde Street.
Diego Sanchez of the Planning Department told commissioners the proposal meets Article 9 of the Subdivision Code, the departments criteria under Proposition M and the State Subdivision Map Act. Sanchez said 50 percent of the tenants intend to purchase their units, above the 40 percent owner-occupancy threshold cited in the staff report.
Owner and occupant Carter Seddon, who said he lives at 2548 Hyde Street and is one of the owners, told the commission the parties won the conversion lottery, that no one is moving and that the change simply formalizes ownership for the occupants.
Commissioners asked department staff to provide fuller background on the condominium-lottery process and to coordinate with the Rent Board on recurring questions about vacancies and tenant protections when similar cases arise. The commission approved the item by roll call vote; the motion included staff recommendations.
The commission did not amend the staff recommendation and the project will proceed under the conditions noted in the staff report.
