SAN FRANCISCO — At its Jan. 25 meeting the Planning Commission handled a series of procedural and preservation items, voting to continue two calendar cases and approving several permit and designation actions.
Continuances: The commission voted to continue two items: case 2006.0949 (376 Eureka Street) to Feb. 15 and case 2006.1374C (1435–1445 Stockton Street) to Feb. 22 after public testimony requested additional time to prepare 3‑D models and shadow analyses.
Brighton Avenue permit: For 121 Brighton Avenue (case 2006.1064D), staff recommended approval of a façade and second‑floor addition proposal. The Design Review requester raised concerns about undocumented, unpermitted additions and a Board of Appeals remand. Project architect Jeff Gard and multiple neighbors supported the design and explained steps to remediate notices of violation. After discussion the commission voted to not take discretionary review and approved the project as proposed.
Mills Act: The commission approved a Mills Act historic‑property contract for the John Spencer House at 1080 Haight Street, a Queen Anne mansion restored by the owner. Staff said the assessor estimated an annual tax reduction of about $27,000 under the contract; the commission voted unanimously to recommend approval to the Board of Supervisors.
Article 11 designations: The commission upgraded 625–659 Pine Street (the Notre Dame school and former convent) from category 5 to category 1 significant building, citing architectural and community importance, especially to the historic French Quarter. The commission also upgraded 583–587 Howard Street from category 5 to category 3 (contributory) based on its 1912 heavy‑timber construction and intact decorative program. Both designations passed unanimously.
