The Board of Appeals voted to uphold a permit for 2055 Green Street that allows an expansion into a light well to accommodate a garage and elevator, imposing two structural conditions to protect an adjacent property.
Appellant Alan Zolberti said expanding the garage into a shared light well would reduce the first-floor unit’s access to light and air and constrain repair access. He also raised structural concerns; after negotiations, permit-holder representatives and the appellant agreed the structural issues could be addressed by design revisions.
Permit counsel Jeremy Paul said the modification will allow elderly residents of the Kellys’ building to remain on-site by providing elevator access. The parties agreed to revise the structural design to add a bearing wall along the rear yard stairs and to redesign a grade beam along the west property line so it does not surcharge the Zolberti retaining wall.
Commissioners found the ground-floor extension’s effect on light and air minimal in this context and adopted the agreed structural conditions. The motion to uphold the permit with those two conditions carried on a 4–0 vote.
