At its Sept. 21 meeting the Planning Commission approved a number of case hearings and variances and continued a contested garage case for additional review.
Key approvals
- 4531–4533 Twentieth Street (dwelling-unit merger): Staff recommended not taking discretionary review and allowing the merger; the commission voted in favor with a 4–1 roll call (Commissioner Olague dissented).
- 1362 / 1366 Fourteenth Avenue (St. Anne School preschool): The Commission approved a conditional-use permit to establish a weekday preschool in an existing building and granted related variances with specified conditions intended to address parking and operations.
- 2634 Bush Street (rear addition and egress deck): After neighbor concerns about roofing and privacy, staff recommended approval with variances for the narrow lot and commissioners granted the variances and approved the project; building-department review will cover structural and drainage detailing.
- 2918 Sacramento Street (dwelling-unit merger): Commissioners reviewed vacancy history, neighborhood character and policy criteria and voted not to take discretionary review and to approve the merger, restoring the house to single-family configuration.
Continuances and other actions
- 3300 Clay Street (six-car garage proposal): Neighbors and residents raised traffic-safety concerns at a busy Presidio Avenue intersection; the commission asked staff to supply street-level photos, a clearer garage layout and to apply the commissions emerging garage-door criteria. The item was continued to Oct. 5, 2006 for follow-up.
Across approvals, commissioners emphasized that construction and detailing issues (roof connections, drainage, structural work) fall to the Department of Building Inspection for permit review and that applicants must comply with building standards.
