149 Mason Street: Staff described an 8‑story building with 56 studio dwelling units targeted to formerly homeless San Francisco residents, ground‑floor café space and support services, and no auto parking. Rev. Cecil Williams/Paula Collins and GLIDE representatives emphasized supportive services and the project’s track record; the Mayor’s Office of Housing indicated it expects to participate in funding. The commission approved CEQA findings and granted related variances and exceptions as conditioned by staff.
125 Mason Street: The commission also approved a 14‑story, 81‑unit family rental project that would help satisfy inclusionary requirements for a separate 301 Mission Street development. The building includes limited parking (13 spaces) and additional community and support space. Staff recommended approval; commissioners pressed for attention to design and quality of interior supportive services as construction costs fluctuate.
Commissioners asked for periodic reporting on implementation funds and requested coordination between planning and the Mayor’s Office of Housing on funding timelines. The approvals included standard conditions and variances, and the zoning administrator closed the public hearings on the variances and granted them where appropriate.
