Committee continues rezoning item on vehicle storage lots after housing concerns; Royal Motors voices support

The committee took up legislation to amend the Planning Code to rezone 135 Kisling Street to REDMX and to allow vehicle storage lots in certain mixed-use districts. Madison Tam, from Supervisor Dorsey's office, explained the change would allow a long-standing District 6 auto repair business (Royal Motors) to expand and seek conditional-use authorization for vehicle storage. Planning staff reported the Planning Commission approved the ordinance with one modification to permit vehicle storage lots in the WMUG.
Board President Aaron Peskin expressed concern that allowing vehicle storage as a conditional use "that lasts forever" could discourage future residential development, and suggested considering time-limited conditional uses (examples of three-year temporary parking) so housing potential is preserved. Tam said she would work with Peskin, Planning staff and stakeholders in the intervening week; because of the amendment, the committee agreed to continue the ordinance to July 8.
Royal Motors supporter Melinda Sargipour spoke in favor of the item, saying the change would let the long-time West SoMa business install stackers and seek conditional-use authorization to continue operations. The committee voted to amend and continue the ordinance to the July 8 committee meeting.
