City committee approves land dedication at 160 Freelon to enable 85-unit affordable housing proposal

The committee approved a committee report on March 20 authorizing a land dedication at 160 Freelon to enable a proposed affordable housing project.
Robert Baca of the Mayor’s Office of Housing and Community Development described the site as a roughly 12,800-square-foot parcel that the developer is subdividing to satisfy inclusionary-affordable obligations. The proposed project would contain 85 affordable units (mix of studios, one-, two- and three-bedroom units), with 22 units set aside for formerly homeless families and five units reserved for referrals from the city’s plus-housing list. The development team said it plans to apply for roughly $34 million in state funding (including transit/pedestrian improvements and programmatic costs) and, if successful, would seek tax credits later in 2023 and aim to begin construction in mid-2024 with a 2026 completion target.
The committee voted to send the item to the full Board with a positive recommendation as a committee report.
Next steps: MOHCD and the developer will pursue state funding applications and the Board will consider the conveyance at the regular meeting.
