John Updike, Acting Director of Real Estate, briefed the committee on Item 5: a resolution ratifying an option for the lease of 9,000 square feet at 555–575 Polk Street with Madison Family Trust. He described a range of potential uses for the upper-floor space—if the Community Justice Center vacates—including the Department of Public Health’s Weight and Measures division, Treasurer-Tax Collector functions, assessor/recorder needs and possibly expansion for SFPUC functions.
Updike said the lease pricing before the committee is a fixed rate of $21.47 per square foot, fixed until the term concludes (noted as an 8-year term from a March 2013 commencement date), which he said is below the market rate cited in a CBRE report (~$32.93/sq ft). Craig Marnock of DPH confirmed the second floor is currently occupied by DPH programs, Adult Probation, the District Attorney and the Public Defender and said those programs have daily staffing.
Supervisor Avalos and Supervisor Kim asked questions about occupancy and future uses; no public speakers addressed the item. The committee moved Item 5 forward without objection.
Next steps: The resolution will be forwarded to the full Board of Supervisors for ratification.
